The Best Paying Jobs in REITs for 2021

The post The Best Paying Jobs in REITs for 2021 appeared first on Millennial Money.

If you’re interested in a stable career in the world of investing, this list of the best-paying jobs in real estate investment trusts is for you. Keep reading to learn how to find a rewarding career in the REIT space.

Types of REITs

Before we dive into our list of the best-paying jobs in REITS (real estate investment trusts), let’s briefly outline some of the different types of REITs available.

  • A residential REIT invests in rental properties, apartment buildings, condominiums, and other types of income-producing residential buildings.
  • A mortgage REIT purchases and originates mortgages as well as mortgage-backed securities.
  • An industrial REIT’s portfolio may include factories, warehouses, logistics companies, and distribution centers.
  • An office REIT invests in office properties and complexes.
  • A data center REIT invests in the facilities that host and manage information technology systems.
  • A healthcare REIT generates revenue from medical centers like hospitals, doctor offices, assisted living centers, senior housing, and group homes.
  • A retail REIT profits from brick-and-mortar retail environments like shopping malls, strip malls.
  • A self-storage REIT is an investment trust that invests in self-storage facilities.

Real estate investments trusts can be listed on a stock exchange or offered as private investment opportunities. When you invest in a publicly-traded REIT, you can buy shares just like a regular stock or exchange-traded fund (ETF). A non-traded REIT can be more difficult to buy and sell but comes with tax benefits.

Best Paying Jobs in REITS

Here are the best-paying jobs in real estate investment trusts.

  1. Independent investor
  2. Acquisitions professional
  3. Asset manager
  4. Property manager
  5. Investor relations manager

1. Independent investor

You don’t need to work for a real estate company to make money from this asset class. The best way to make money with REITs, bar none, is by investing in them independently.

Think about it: Why work for a real estate investment trust when you can just passively profit from one?

Nearly every real estate investment trust pays out a quarterly dividend. REIT dividends mean you can enjoy a steady stream of payouts from your investment.

To get started as a REIT investor, open an account through a traditional brokerage firm like Schwab, Fidelity, or Vanguard. You can also invest through a crowdfunding platform such as Fundrise or CrowdStreet.

Remember that real estate should make up just one part of your portfolio. Diversification is very important to protect against risk.

2. Acquisitions professional

Acquisitions professionals are in charge of sourcing investments and closing deals for the real estate investment trust. This job requires being financially savvy, assessing market conditions, and predicting trends and developments. Most people who work in acquisitions come from business, finance, or marketing backgrounds.

There’s a variety of roles within acquisitions. Most people start as associates and then progress to managers, vice presidents, executive vice presidents, and C-level executives or partners.

3. Asset manager

Asset management requires ensuring operational and financial stability for the REIT’s portfolio of assets. There are typically various supporting roles within this field, including accounting, development, and finance, to name a few examples.

Top earners are high-quality industry veterans working in upper management and executive roles with years of experience. REIT asset managers usually need to have a demonstrated history of excellence.

4. Property manager

Once a real estate investment trust invests in a property, the organization assumes full responsibility for its upkeep and operations. This is usually the job of property managers, who oversee tasks like managing occupancies, maintaining the property, and processing payments.

Property managers play an important role and are often involved in many different operational processes. REITs depend on property managers to keep their properties in top physical condition to attract and maintain tenants and maximize return on investment (ROI).

Property managers need to be highly organized and efficient. It’s also important to have strong leadership skills, especially when working for a large firm with multiple properties and managing different crews and workflows. In addition, managers need to stay on top of daily communications and work with team members to ensure all properties remain in top condition.

As a property manager, you may also need to be available on call. For example, if a pipe bursts in the middle of the night, you’ll be the first one on the scene.

5. Investor relations manager

Investor relations managers act as liaisons between management and REIT shareholders. They plan meetings and prepare reports. They also arrange conference calls to share data and provide updates about how the investment fund is performing.

An investor relations manager can easily earn $150,000 or more. It’s a critical job in the REIT space because funds depend heavily on shareholder confidence. Investor relations teams are usually the first to hear about fiscal issues, and they need to put out fires with investors when they happen.

Investor relations managers must work quickly and gather and distribute information and updates to key stakeholders efficiently.

How to get a one of the best paying jobs in REITs

As you can see, working in REITs can be extremely lucrative. However, this is a developing industry, and it’s safe to assume there’s much room for growth.

Chances are you’re wondering how to get started in REITs. As it turns out, it’s not as hard as you may think.

1. Chart your course

The first thing you should do is think about what direction you want to take. Decide if you’re an investor who simply wants to make a lot of money in REITs or if you’re approaching it from a career standpoint.

This will determine where you direct the majority of your attention and resources. If you’re looking only to invest, you can most likely do so without changing your current career. It’s just a matter of opening an account through a brokerage firm and making the right investments.

If you’re looking to enter into the REIT space as a profession, then you may need to take a fresh look at your resume and think about your skillset.

2. Consider your skills

Take a look at your education and, if possible, your work history. Think about what skills you have and where you potentially see yourself comfortably fitting into a REIT environment.

For example, you may have years of business experience as an entrepreneur or manager and have your eye on management, VP, or executive roles. If that’s the case, you may want to consider pivoting and pushing for that type of job.

Or you may work in communications and potentially thrive as an investor relations specialist. This could also be a great career path that can lead to a lot of money.

Think about your skills, and move in the direction that interests you. Don’t be afraid to pivot along the way and pursue a path you previously hadn’t considered if it looks promising.

3. Apply online

Finding work as a REIT professional is just like landing a job in any other field. Look on sites like Indeed and LinkedIn for opportunities, and consider approaching companies directly.

You may also want to explore positions with REIT-adjacent companies. For example, look into technology companies providing software and supporting services for REITs. You could potentially work as a consultant or advisor for REIT firms and work your way up from there.

4. Network

Real estate is all about networking. It doesn’t matter what you do in this field — you have to meet people face to face and build mutually beneficial, lasting relationships with others in the industry.

Attend lunch-and-learn sessions and networking events, tour facilities, and get active in your local community. The more connections you make, the easier it will be to find work and advance yourself. It’s tough to find the best-paying jobs in REITs if you never leave your home and don’t network with others.

That said, LinkedIn can be a powerful tool to connect with people you wouldn’t otherwise get to meet. So use that to your advantage as well.

5. Keep investing

Regardless of what you do, keep investing in REITs and socking your earnings away. Remember that the end goal with real estate is to make a lot of money. Don’t get so caught up in your career that you forget to make time to manage and grow your own investment portfolio.

Frequently Asked Questions

Here are the most frequently asked questions about real estate investing.

What is commercial real estate?

Commercial properties are real estate used for generating income. They include office buildings, retail stores, or even rental residential properties that make money from tenants. As long as a real estate investment brings in cash (or is trying to), it’s considered a commercial endeavor.

Should I buy real estate or invest in REITs?

Only you can determine whether you want to spend your time and money buying and leasing real estate properties or investing in funds. Many savvy investors try both strategies because both can be highly lucrative.

Often, investors start their real estate journey in REITs because they have a low entry barrier and high liquidity. REITs are much more liquid than direct properties because you can buy and sell them like stocks. On the other hand, direct properties usually take much more upfront capital and time to monetize.

Once you learn the real estate market and get comfortable investing, consider branching out and buying physical properties and hiring your own property managers. Buying real estate directly is riskier, but it can potentially lead to a steady cash flow.

What do you need to become a real estate investor?

There are no official prerequisites to becoming a real estate investor. But to invest directly in properties, you’ll need to have either a significant amount of capital saved or access to investors who are willing to fund your investments.

The Bottom Line

If you’re looking to sink your teeth into the real estate industry, you really can’t go wrong with REITs. Opportunities are abundant right now, whether you invest or decide to work for a company in property management, acquisitions, or one of the other best-paying jobs in real estate investment trusts.

Above all, remember that the point is to make money. Form a plan and move forward with the idea that will put you in the best possible position to profit over time.

Keep reading our Caviar delivery review for everything you need to know about Caviar.

or, skip straight to the section on how to sign up for Caviar

What Is Caviar Delivery?

Caviar launched in 2013 as a premium food delivery app for higher-end restaurants. “We partner with the coolest/best spots in your city,” Caviar’s website says, “because that’s what we’re all about.”

Rival DoorDash purchased the company from Square in 2019 for a whopping $410 million. DoorDash still owns Caviar today.

Customers who use both DoorDash and Square need to use separate apps when ordering food. But drivers — known as Dashers — use the same DoorDash: Driver app to work for both services. There’s no separate Caviar app for workers.

Since Caviar caters to high-end restaurants, the orders tend to be more expensive. This usually leads to better tips.

The only catch is that Caviar deliveries aren’t available in most areas.

Caviar locations

Unlike DoorDash, which serves thousands of communities, Caviar is only active in a handful of metropolitan areas. But this is likely to change in the future.

Here’s a list of Caviar’s current locations:

  • Washington, D.C.
  • New York City (Manhattan, Brooklyn, and Queens)
  • Chicago
  • Dallas-Fort Worth
  • Greater Philadelphia
  • Boston
  • Los Angeles
  • Marin County
  • Portland
  • Sacramento
  • San Diego
  • San Francisco Bay area
  • Seattle
  • Southern New Jersey

Caviar Driver Requirements

Worried that your car isn’t up to snuff for Caviar? Don’t fret. Despite the fancy name, Caviar isn’t strict about the type of car you drive.

In fact, I would think twice about making food deliveries in a fancy car. After all, you don’t want your new Lexus to smell like bouillabaisse when it’s time to pick your friends up for a night out.

Here are the specific requirements to drive for Caviar:

  • Drivers must be at least 18 years old with at least two years of driving experience
  • They must have a valid driver’s license, insurance, and Social Security number
  • Drivers also need to consent to a background check
  • You must have a smartphone to download and use the mobile app
  • As for getting around, you can use any functioning car, scooter, or even a bicycle in select cities

Caviar Features for Drivers

Here are the features you’ll want to know about if you decide to drive for Caviar.

Advanced scheduling

Caviar is flexible about when you can work. You can use the app’s on-demand feature or schedule blocks of deliveries for a later date.

My advice is to consider working during the busiest hours — around lunch and dinner. You can also stay active during odd hours while doing other side hustles.

Drive anywhere

Unlike most rideshare services, Caviar doesn’t limit where you can drive. If you travel to another city and want to make deliveries while you’re there, nothing is holding you back.

For example, suppose you take a road trip from San Francisco to Seattle to chill with some friends for the week. In between your visits to Pike Place Market and the Museum of Pop Culture, you can hop in your car and make some money to cover your restaurant tab.

With that in mind, Caviar is an attractive option for U.S.-based, urban digital nomads who have a car, scooter, or bike.

Know your pay upfront

One of my favorite features about Caviar is the ability to see how much you can make in delivery fees before you agree to an order.

If the price is too low or you don’t feel like driving to a remote part of town, you don’t have to take the job.

How Does Caviar Pay Drivers?

Caviar pays drivers using DoorDash’s Dasher pay model.

Here’s a look at how Caviar calculates pay for drivers.

Base pay

Base pay factors include time, distance, and order desirability. Base pay ranges from $2 to $10 per delivery.

You can potentially make more money by traveling further or picking up an order that’s less desirable to other Dashers.

Promotions

You may be able to earn more through promotions like peak pay periods and driver challenges.

Peak pay periods occur at specific times of the day when delivery fees are higher. For example, you can usually make the most money during regular lunch and dinner hours.

I’ll explain more about challenges in just a bit.

Tips

With Caviar, you can earn 100% of customer tips in addition to base pay and promotions.

This is pretty standard. Most delivery services let drivers keep 100% of the tips they make.

Signing Up and Starting With Caviar

It’s super easy to sign up for Caviar. Here’s how to get started.

  1. Complete a Dasher profile
  2. Background check
  3. Add a bank account
  4. Complete your first ride
  5. Receive an activation kit

1. Complete a Dasher profile

First, sign up as a Dasher and build a profile. Enter your email address, phone number, and select your vehicle type.

2. Background check

Caviar and DoorDash have a partnership with Checkr, which is a third-party consumer reporting agency.

You’ll need to consent to a background check. Processing could take anywhere from five to seven days. During that time, you can reach out to Checkr and check the status of your report if you’re getting impatient.

3. Add a bank account

Next, it’s time to connect your bank account by linking your routing number and checking numbers.

DoorDash pays weekly through direct deposit. You can also sign up for the DasherDirect card, which accepts daily deposits and has no deposit fee. On top of this, you’ll get 2 percent cash-back on gas and access to a mobile banking app, too.

I like this option because the app charges you $1.99 to instantly cash out your earnings otherwise. Plus, you can cash out only once daily through the app without the DasherDirect card.

4. Complete your first ride

Once your background check clears, log in to your Dasher app. It’s time to take your talents on the road and earn some money.

5. Receive an activation kit

After you complete your first order, the app will ask for your mailing address. Enter the information so the company can send you a welcome kit. It can take anywhere from one to four days for the activation kit to arrive.

The welcome kit contains a Red Card, an insulated hot bag for food, and a welcome manual.

The Red Card is a credit card you can use to pay for orders at select merchants. The company preloads the Red Card with money, and you pay for the order at the time of pickup. For added convenience, the app lets you know when to pay with the Red Card.

Caviar Promotions for 2021

Here are the top promotions Caviar is currently running.

Driver referral bonus

Chances are you have a few friends that may want to drive for Caviar, too.

Good news: Caviar offers a driver referral bonus. Simply head over to the Dash tab and look for the “refer friends” option.

After that, have someone sign up to drive as a Dasher. You’ll earn cash rewards if the driver completes a certain number of deliveries. The payout varies across different areas, and you can refer up to fifteen drivers.

Challenges

You can also earn extra money by completing delivery challenges.

For example, the app might offer a $20 bonus if you complete a certain number of deliveries throughout the week.

This is a fun way to push yourself to make more money. Just make sure you don’t overdo it and burn yourself out.

Top Dasher

Top Dasher is a rewards program for GrubHub and Caviar drivers.

To qualify, you need to have a customer rating of 4.7, an acceptance rate of at least 70 percent, and a completion rate of at least 95 percent. Further, you must complete at least 100 deliveries over the month and at least 200 lifetime deliveries.

If you meet the Top Dasher requirements on the first day of the month, you’ll get access to the Dasher Rewards section of the app.

Right now, the Top Dasher program offers two rewards.

1. Dash Anytime

Dash Anytime gives you priority driving access, regardless of whether it’s busy.

2. Order priority

This enables you to receive priority for orders even during slower times. If there’s a non-Top Dasher in your area, you’ll get the first crack at the delivery.

Dasher Discounts

Caviar partners with several national brands and merchants for the Dasher Discounts program. As a driver for Caviar or DoorDash, you can access the following deals.

CarAdvise

CarAdvise offers up to $20 in credits for car maintenance.

Clerkie

Clerkie offers free unlimited debt negotiations and tools for improving your credit.

Everlance

Everlance is giving away three free months of Everlance Premium for assistance with taxes, mileage, and expenses.

TurboTax

TurboTax is offering $20 off TurboTax Self-Employed.

Hertz

Hertz is now offering rental discounts for Dashers.

General Assembly

General Assembly offers 50 percent off any one-day workshop. If you’ve been thinking about learning coding or tech, this could help launch a new career.

Catch

Catch offers healthcare, tax withholding, and retirement savings options.

Stride Health

Stride Health provides access to healthcare savings, vision, and dental plans.

GoodRx

GoodRx is now offering up to 40 percent off GoodRx Gold for eleven months, for prescription discounts.

Caviar Security

The Dasher app contains strong security features to protect your personal information.

One thing to note is that driving comes with the risk of being out on the open road. Accidents can happen when you least expect them.

To stay on the safe side, be sure that your car is in proper working condition. Make sure that your tires are good and that you have a legit insurance policy.

DoorDash offers insurance too, which will cover you while you’re actively making deliveries.

Caviar Customer Support

If you run into any issues while making deliveries or trying to cash out, there are several ways to get help.

You can reach Caviar support by phone at 1-855-431-0459, and there’s also an online chat option if you’d rather not speak with someone.

DoorDash Driver App Ratings

The DoorDash Driver app has only 3.1 out of 5 stars in Google Play, with some users reporting that the app often freezes and crashes. If you’re an Android user, prepare for some potential turbulence when using the app. You may have to contact support at some point.

On the other hand, the iPhone version has a stellar ranking with 4.7 out of 5 stars. The iPhone version isn’t perfect either, but users seem to be more satisfied with this version.

Interestingly, both Android and iPhone seem unhappy with the in-app map component.

As one Apple user says, “The mapping system recommends going the wrong way down one-way streets and to drive on the wrong side of a divided street.”

Caviar Delivery Pros and Cons

These are some of the advantages and disadvantages of Caviar.

Pros

  • Access DoorDash and Caviar through the same app for higher earning potential
  • Schedule delivery times in advance
  • Deliver anywhere the app is active
  • Higher-priced menu items mean better tips
  • Perks and rewards for drivers

Cons

  • Available only in select cities
  • Android app can be buggy
  • No job security
  • Dasher app can get busy
  • No benefits

Alternatives to Caviar

If you’re trying to maximize your delivery income — as you should — it pays to use more than one platform.

Here are some of the top alternatives to Caviar (and DoorDash) to consider.

Uber Eats

Uber Eats serves more than 6,000 global cities. The latest data shows Uber Eats has a 23 percent market share for food delivery — well behind DoorDash at 56 percent.

Grubhub

Grubhub is a leading restaurant delivery app with a presence in more than 4,000 cities. Grubhub currently has a 16 percent market share.

Postmates

Postmates goes beyond food delivery. When driving for Postmates, you’ll also deliver items like household and office supplies. Postmates is active in 3,500 cities but has a market share of only 4%.

Caviar FAQs

These are some of the most frequently asked questions about Caviar.

Is Caviar a good delivery service?

Yes, Caviar is a solid delivery service. If Caviar is available in your city and you want to make deliveries, you should probably try it out.

Can you make a lot of money with Caviar?

You can expect to earn around $20 per hour with Caviar. For most people, this is not going to replace your full-time job. However, if you pick up other orders through the Dasher app, you could bring in some decent side hustle money.

How does Caviar food delivery work?

Caviar connects delivery drivers with local, higher-end restaurants. The app is basically a food aggregator, offering a seamless experience for ordering gourmet delivery food.

The Bottom Line

As a driver, the most compelling reason to work for Caviar is the prospect of earning higher tips.

I’m also thinking beyond the fact that you can earn some decent side hustle money. By delivering the best food from top-rated local restaurants, and learning about each establishment’s menu items, you may also make interesting job connections.

Who knows? Maybe you can land a wait staff or bartending gig that pays double or more than Caviar does.

The elephant in the room is that Caviar is available only in a handful of major metropolitan areas. But if Caviar is accessible to you, and you’re already out there making deliveries for other services, it makes a lot of sense to give it a shot.

How to Make Real Money With Game Apps

As you can see, there’s no shortage of fun and great mobile games to take part in on your phone. With the right tools in your arsenal, the more you play, the more you earn.

With that in mind, here are some tips to help you get the most out of your mobile gaming experience.

Watch your usage

Many of these apps operate in the gray area between gaming and gambling. Whenever money is on the table, there’s a fine line between the two. And this is where things can be problematic.

If you’re thinking about playing games to win money, you need to watch your spending and make sure that you don’t go overboard — especially if you use a pay-to-play app.

For the best results, stick with free games whenever possible and watch out for apps that offer paid card games and similar activities.

Remember: If you’re going to gamble, it makes much more sense to do it in the stock market, where the odds are in your favor and you have some level of visibility and control. Gambling with online games can be risky and damaging to your health — especially if you get addicted and start gaming around the clock.

Grow your earnings

Most gaming apps don’t offer substantial rewards. Sure, you can make a couple of bucks here and there, but it’s probably not going to pay your rent or mortgage.

The trick is to be smart about how you manage your earnings so that you maximize revenue. Put your money into savings and investment accounts so you can turn $5 and $10 payments into more. Think of each payment as a seed that you need to grow and nurture through smart financial decisions.

Your best bet is to open a high-yield savings account, as well as a taxable or tax-friendly brokerage or retirement account.

Watch out for taxes

When you’re making money from game apps, you still need to pay Uncle Sam.

So set money aside for taxes to ensure you don’t get blindsided by a fat tax bill due to side hustle revenue.

People are often surprised to learn they need to pay taxes on side hustle income and wind up getting slammed when taxes are due.

To make sure you’re in good standing, talk to a tax advisor and tell them how much you’re bringing in through side hustles. They may recommend paying estimated taxes if you’re bringing in a lot in addition to your full-time job.

Alternative Side Hustles to Consider

Interested in making money outside of playing games? Here are some similar side hustles to look into.

Walking dogs

If you want to bring in some more money on the side, look into walking dogs. This can lead to higher payments than you’d get from games — and you get to work with animals at the same time.

Dog-walking opportunities are available through the Rover app.

You can also test your personal network and look for people in your area who need help with their pets. Chances are, your friends and family need help walking dogs. You’ve just got to ask around.

Managing social media

There are countless organizations in your area that potentially need help with social media. If you’re interested in social media, why not offer to help local companies by taking over their social media feeds and engaging with local consumers? As an added bonus, this is something you can do from the comfort of your own home.

Getting paid to drive

At the end of a busy day, you can always jump in the car and get paid to drive for a service like Uber and Lyft.

These rideshare services are an excellent option for people who want to bring in extra cash picking people up and dropping them off at bars, restaurants, libraries, stores, and movie theaters, to name just a few examples.

If you like driving and meeting people, why not give it a whirl?

Frequently Asked Questions

Here are answers to some common questions about playing games for money.

Can you win real money with game apps?

It’s important to read the terms and conditions of each gaming app before getting started. Some apps compensate users with only prizes, while other apps pay actual cash. At the same time, some apps offer both for customers.

In short, you absolutely can win real money with game apps. And even if you only get free gift cards, you can still potentially cash those in by trading them through a third-party service.

Are casino games a good idea?

Casino games can be a great way to unwind and possibly make a few bucks. But if you’re eyeing a casino app as a serious revenue stream, you should be very careful. That’s an easy way to lose money and get hooked on gambling.

There’s a difference between playing cards and having a little side hustle and treating cards like a full-time job. If you think you may have a gambling problem, help is available

Can I make money with online surveys?

Many sites that offer fun games, like Swagbucks, also enable users to make extra money by taking surveys. In other words, you can get paid just for offering your opinions about popular and emerging products and services.

Surveys also help brands improve their products. By taking surveys, you can provide critical feedback that helps companies make informed decisions and better overall solutions.

This is your chance to tell brands what you really think and get paid for the experience — a true win-win outcome.

The Bottom Line

At the end of the day, playing game apps on your mobile phone won’t impact your personal finance situation all that much. While you might be able to make some money playing games, chances are you won’t be able to make tons of cash pursuing this route.

That said, some free apps do issue big payouts via cash rewards, prepaid cards, and other giveaways. If you’re a gamer looking to make some extra money while having fun, maybe it’s time to start playing.

Who knows? You might hit the jackpot before you know it.

I’m rooting for you!

Keep reading this Toluna review to learn all about how the platform works and whether using this survey site to earn some extra cash is worth your time.

or, skip straight to the section on how to sign up for Toluna.

What Is Toluna?

Toluna is one of the oldest and most reputable internet survey sites. It refers to its community of survey-taking partners as “influencers.” This has nothing to do with the social influencers you see on Instagram.

Instead, it’s all about taking surveys and providing feedback to influence corporate product strategy. As a Toluna Influencer, you’ll have the ability to answer questions about products that matter to you. And along the way, you’ll earn points you can redeem for gift cards or cash payouts.

Toluna Features

Toluna is full of fun and engaging features. Here’s a breakdown of what to expect as a member.

Quick profile surveys

Toluna issues quick profile surveys that vary in length and payout. These questionnaires help the company decide whether you’re a good match for higher-paying surveys.

The more profile surveys you complete, the better the site becomes at understanding your interests. These surveys should take only a minute or two of your time.

Longer surveys

Depending on your answers to your profile questionnaires, Toluna may send you longer surveys that take around ten to fifteen minutes to complete. The site tells you upfront how long each survey should take, what it’s about, and how much you’ll earn upfront. This way, you can choose whether or not it’s worth your time.

Product testing

Toluna offers a product testing feature that can potentially put emerging products in your hands before they hit the general market.

First, you have to sign up for product testing opportunities through the site. If you’re selected, the company will send you an item in the mail to try and keep. Then, all you have to do is use the item and give some feedback.

Mobile app

If you’re like most people, you’re on your smartphone all day. You glance at your phone when waiting for the bus, hanging out around the house, and moseying around on your lunch break. All of these occasions present a great opportunity to take some surveys and earn extra cash.

Toluna offers a great mobile app for on-the-go surveying. Simply keep the app open and take a survey for cash when you have some downtime.

Online community

The site also has a fun social component where you can connect with other influencers and provide feedback on various questions and topics. Sometimes, you can even earn points for posting in Toluna’s forums!

For example, you can answer questions around specific topics, like or dislike various topics and products in public boards, and start thought-provoking discussions.

Becoming a Toluna member also lets you post unique polls and topics in their member community.

It’s a good idea to connect with community members since they are liable to point you to other types of money-making opportunities online. Anyone who spends their free time hanging out in a Toluna community is bound to have money on their mind!

Games

Toluna also has a game center where you can participate in various digital challenges from time to time. However, some games expire, so it’s important to keep your eye out for new ones when they arise, or you could miss out on the fun.

Exciting partners

Another interesting aspect about working with Toluna is the company’s exciting lineup of partnering brands. Partnering companies include Coca-Cola, Amazon, Fiat, L’oreal, Sony Music, Kellogg’s, and Expedia. These are big-name brands, presenting exciting engagement opportunities for true fans and product lovers.

Solicitation-free experience

Often, consumer rewards apps try to push various programs and promotions on users. This isn’t the case with Toluna.

The company says it will never target you with advertising or promotional material. On top of that, the company promises not to use your information when selling products.

How Does Toluna Pay Users?

At this point, you’re probably thinking Toluna sounds great. But you might be curious about how Toluna pays its users.

Cash payments

Toluna gives you the option to cash out via PayPal or direct check. The site issues a certain number of points for every survey that you complete. On Toluna, 3,000 points are worth $1. To cash out, you need to earn at least 60,000 points, or $20.

Surveys typically pay between 1,000 and 2,000 points, although some can fetch as many as 50,000 points. Unfortunately, these don’t come up very often.

The biggest issue with Toluna’s payment system is you have to complete a substantial number of surveys before you can collect your money.

While the surveys don’t take all that much time to complete, it’s a good idea to keep track of how many minutes you’re putting into each one so that you can monitor your progress and see if it’s worth it.

If you’re putting in more time than it’s worth, you may want to move on to another side hustle.

Gift cards

While it’s a mystery why anyone would choose gift cards instead of cash payments, Toluna does offer gift certificates through retailers like Amazon, Walmart, Starbucks, Best Buy, and Target.

However, we recommend saving up as much as possible when working for a survey site and investing the money. If you do this for long enough, you could end up earning $100, buying shares of stock in a company, and growing that investment over time.

Sweepstakes

Toluna offers a monthly sweepstakes giveaway you can enter by submitting points you collect through taking surveys. Sweepstakes prizes are usually high-quality, big-ticket items such as video game systems and television sets.

The company also offers cash giveaways through its sweepstakes program. In addition, Toluna has an ongoing Millionaire Sweepstakes daily contest. If you play your cards right, you could potentially strike it rich.

Signing Up and Getting Started

Anyone over the age of 16 can sign up for Toluna. Registration is relatively straightforward.

Signing up for the Toluna team is as simple as either downloading the app or creating an account through Toluna’s website. First, the site will ask for some basic identifying questions like your name and address.

The questions may feel invasive, but rest assured the website is safe. The company asks for your mailing address because it needs the information for research purposes and mailing promotional items.

Once you sign up, the site sends a confirmation email to your address. Click the link to confirm your registration, and you’ll be in the system. You don’t have to submit an application or wait for the site to approve anything.

Beyond that, the site does have some restrictions regarding specific surveys. Unfortunately, you won’t be eligible for every single one.

Does Toluna notify you when a survey is available?

There’s no need to scan the Toluna app for new surveys constantly. When a new survey is available, Toluna will notify you via email.

You can also find new surveys in the survey center of the Toluna dashboard.

Review of Toluna’s Bonuses

Toluna offers two unique bonuses:

Signup bonus

Toluna is now offering a 500-point signup bonus — a pretty nice return just for creating an account and giving it a shot!

If you’re on the fence about getting started with Toluna, it’s probably worth looking into. After all, no stone should be left unturned on the road to financial independence.

Every penny counts when you’re trying to get ahead in life — even if it seems like an unlikely source of income or is something you’ve never tried before.

Referral program

There’s probably someone in your network interested in taking surveys and making some extra cash. All you have to do is share a unique referral link from Toluna, and you can receive 500 points if they sign up for the service.

TIP: Download the app with a friend, and you could get 1,000 points without even taking a survey.

Toluna Security

Security should remain top of mind when working with a consumer rewards site and providing personal information. The internet is full of scams, so it pays to be extra cautious when signing for services and giving information away.

According to Toluna, the company stores all profile data on a secure server. This is necessary so that the company can match you with relevant surveys.

All Toluna customers have control of their data and can modify it at any time. They can also opt-out of Toluna services by logging into Toluna or sending an email request.

Customer Service and Support

Issues will invariably arise from time to time when using a digital service like Toluna. As such, it’s always a good idea to make sure the company you work with has support on standby.

Unfortunately, Toluna doesn’t offer an email address or phone number for customer support. This is a significant drawback.

Toluna requests customers submit trouble tickets through a help portal. Submitting a ticket involves including the type of issue, your name, and your email address.

If you’re looking for a company with immediate access to a robust support team, you’ll have to look elsewhere because that’s not something Toluna offers its users.

Pros and Cons of Toluna

Here are the pros and cons of Toluna:

Pros

  • Generous signup bonus and referral reward
  • Direct cash payouts
  • Social community aspect
  • Fast and easy to sign up

Cons

  • Payment threshold of 60,000 points to cash out
  • Sign up can feel intrusive and requires home address
  • Some surveys can take a long time
  • Customer support is lacking

How to Maximize Your Toluna Earnings

Here’s a disclaimer: You very well might struggle to make money on Toluna.

If your goal is to generate cash from this site and collect actual rewards, it’s going to take some commitment. Most people don’t have what it takes to bring in significant capital by taking online surveys.

Here are some tips for maximizing your Toluna rewards.

Treat Toluna like a job

If you want to make money by taking surveys, you have to treat it as a job.

Take time out of your day to sit down and take surveys — and keep firing away. Over time, the money will add up — but only if you consistently log in and power through questions.

Treating Toluna as a leisurely activity won’t get you very far. And if you want to achieve financial independence and retire early, you can’t afford to waste time.

Invest your earnings

When working with a company like Toluna, one of the best things you can do is save up your money and invest it. Try to turn a small return into a much larger payment by putting it into the stock market.

Whatever you do, avoid spending the money frivolously. Set a target savings or investing goal for yourself, and try to reach that level.

It may take time and commitment. But you can get there.

Supplement Toluna with other side hustles

Toluna is probably not going to pay your bills. As such, it’s a good idea to supplement this type of work with other side hustles.

For example, you could drive for Uber or Lyft, walk dogs, babysit, or manage social media for companies online.

Opportunities abound right now in the gig economy, and there are countless ways to make extra capital.

Poke around. You never know what you might find.

1. VIPKid

VIPKid connects online teachers with Chinese students who want to learn English. All lessons are conducted on a one-on-one basis, and the online classes take place on VIPKid’s proprietary learning platform. The site asks for a six-month online teaching commitment, but during that time you can work as much or little as you want. It’s pretty flexible.

VIPKid teacher requirements

To teach English online for VIPKid you need at least two years of teaching experience, work authorization for the U.S. or Canada, and a bachelor’s degree. You also need reliable technology, including a quality webcam, headset, and fast internet service.

Average pay

You can earn $14 to $22 per hour teaching English online through VIPKid. Your actual earnings will be determined by the quality of the demo lesson that you submit during the interview and onboarding process.

2. BlingABC

BlingABC is a China-based K-12 online teaching and learning community with more than 200,000 students. The company is backed by educational giant New Oriental Education & Technology Group, which is listed on the New York Stock Exchange.

BlingABC offers four curriculum structures that serve different student age groups, from age 3 all the way up through 12th grade. The typical class size is three students, but some group classes can attract as many as thirty students.

From an online teaching standpoint, the platform is different from many of the others on this list because it requires you to commit to a fixed semester-long schedule. So this is not an online teaching platform where you can pick and choose your lesson times. However, if you’re looking for a steady online teaching gig, BlingABC should be a top consideration.

BlingABC teacher requirements

To teach English online for BlingABC, you need a bachelor’s degree and a qualified English teaching certificate (such as the TEFL certificate) or a valid teaching license. Prior ESL teaching experience is preferred but not required. You also must have a neutral accent, and you must pass an initial screening and onboarding process. As for the technical requirements, you’ll need a reliable laptop, webcam, headset, and a fast internet connection.

Average pay

The average pay for teaching English with BlingABC ranges from $14 to $18 for each forty-minute class. Teachers who have robust experience and who do a great job can earn up to $38 per hour.

TIP: BlingABC is one of the higher-earning opportunities on this list.

Udemy is a course creation and online teaching platform with more than 40 million students. It’s a top choice for savvy instructors because you can set your own rates and design your own course materials. Plus, Udemy can connect you to a massive audience of English language learners.

The only real downside to Udemy is that you’ll have to create your own lesson plans and course materials from scratch. But this shouldn’t be too hard if you have some teaching experience.

Udemy teacher requirements

Anyone is free to publish course material on Udemy, as long as it meets the company’s quality review guidelines.

Average pay

You can set your own prices on Udemy, so how much you earn depends entirely on how many students you enroll. If you promote your courses through your own referral link, you can receive 97 percent of your students’ revenue. When students sign up through Udemy’s marketplace, the company takes 37 percent of the revenue.

Tips for Maximizing Online English Teaching Jobs

Here are some top tips for maximizing your online English teaching jobs and income.

Work for multiple services

The key to making money teaching English online is to work for multiple companies. The more platforms you target, the more students you can connect with. If you get good at teaching online, you can potentially turn this into a full-time profession.

Network on social media

A major downside to working for established English programs is that you usually have to pay a commission fee or receive only a tiny percentage of the student’s tuition.

You can potentially earn much more money by finding your own students and coaching them directly. Consider starting a website or Facebook page showcasing your services, and then spread the word on social media. Once you find the right students, charging $50 per hour for private, one-on-one tutoring wouldn’t be out of the question.

Sell lesson plans

A clever way to make money without actually teaching is to put together your own lesson plans and sell them on Etsy or Teachers Pay Teachers. If your lessons are high quality, you can potentially make some extra money while helping other teachers. Check out this course to learn more about selling digital products online.

Offer supplementary content

Another way to maximize your income when you teach English online is to offer supplementary content on social media.

For example, you can experiment with posting content on channels like Instagram, TikTok, and YouTube. If you build a global audience through fun and engaging content, you can attract companies that may want to partner with you for advertising opportunities. Focus on building your personal brand as an English teacher, and the rest should fall into place.

Set reasonable hourly rates

It’s easy to go overboard when setting your own rates. Many of your students will be residents of countries whose currencies aren’t as strong as the U.S. dollar. So if you charge too much, you might find yourself without any students.

Work peak hours

Many platforms that let you teach English online connect instructors with students in China. Keep in mind that China is twelve hours ahead of Eastern Standard Time. Therefore, you may need to work either early in the morning or late at night during peak hours to maximize revenue.

If you don’t want to work peak Chinese hours, look for programs that connect you with students in your preferred time zone.

Have a passion for teaching English

Online schools, students, and parents alike want to see enthusiasm — so put a smile on your face! You should have a genuine love of the English language, and you must enjoy engaging with students.

Teaching also takes a lot of patience, and you should be prepared to field not only grammatical questions but also cultural ones. Some students may take online English classes to learn a different culture as well as the language. The best teachers are always up on the latest musicians, writers, TV shows, and movies.

When you think about it, this is a pretty cool opportunity. For example, you may be the first American or Canadian that your students interact with. What better chance to be a global ambassador and break down barriers?

FAQs

Below are the most frequently asked questions about teaching English online.

Is teaching English online fun?

It can be a lot of fun to teach English online if you’re passionate about working with language learners. Working as an English tutor is a great way to meet new people from all over the world while helping them improve their skills.

As a bonus, you can help someone directly improve their quality of life by exposing them to new social and professional opportunities. Simply put, teaching English can open many doors.

What is a TEFL certificate?

A Teaching English as a Foreign Language (TEFL) certificate demonstrates proficiency in teaching English to people in other countries.

Most online English teaching positions require a TEFL certificate, although not all of them do. To find a company offering online TEFL certification so you can start teaching, check out TEFL.org.

Is teaching online language safe?

It’s safe to teach English online as long as you work with a reputable vendor (such as the ones mentioned in this post). As always, it’s a good idea to read reviews before issuing any personal information, especially if the company is based overseas. The last thing you want is to spend your valuable time teaching students and not get paid for it.

The Bottom Line

If you’re looking for a way to support the digital nomad lifestyle, being a remote English teacher might just be the path you’re looking for. It can give you a steady income while you travel the world.

In most cases, the life of an online ESL teacher is flexible because you can work from a virtual classroom or over Skype. Plus, you can usually set your own hours and work part-time, full-time, or on-demand as you wish.

But keep in mind you’ll need to have a quiet place to teach — so don’t plan on hosting your online classroom from the shores of Bali. However, you could set up shop in any hotel room or Airbnb around the world as long as you have a reliable internet connection.

Here’s to finding the English teaching platform that broadens your horizons while maximizing your income.
